Once a thriving dental office, this building fell into disrepair after being vacant for several years. Dr. Crandall and Dr. Fenkle of Southern Tier Dermatology decided to make this their anchor location in New York’s Southern Tier.

All three floors of the building were entirely gutted, and the layout recreated placing the business offices and break area in the walk-out basement, with the first and second floors becoming suites of patient care, exam, and surgery rooms.  All rooms are heavily sound-proofed for patient privacy. The owners worked with an interior designer for the final selection of interior finishes.  An elevator was added to accommodate patients visiting the basement and second floor. A port cochere was constructed over the main entrance for arrivals during inclement weather.  An ‘Exterior Insulation & System’ (EFIS) was installed on the exterior to provide, not only the beautiful stucco gray and white trim finish, but also an additional layer of insulation.

To finish their home office, the owners chose to have the property re-landscaped, reshaped, and repaved.  The back part of the lot, previously left as a construction debris dumping ground, was entirely regraded and landscaped.  Additional parking was created, and the tennis courts were restored to their original condition.
